REAL ESTATE
Martin represents clients from contract to closing in the sale or purchase of residential, commercial and agricultural properties on the North Fork. Martin’s knowledge of local regulations and title issues allows him to provide his clients with a complete understanding of the property they are purchasing. Martin also handles residential, commercial, and agricultural leases and re-financings. LAND USE AND ZONING
Martin works with local homeowners, farmers, not for profit corporations and business entities on a wide range of projects including area variances and special permitting for residential development, standard and conservation subdivision applications, re-subdivisions, residential and commercial site plans and wetlands permitting for shoreline structures. He routinely appears before local zoning and planning boards on behalf of applicants seeking land use approvals. Martin’s institutional experience in Town government and knowledge of the Town Code enable him to analyze the development potential and limitations for each client’s property and navigate them through the regulatory process as expeditiously and efficiently as possible.

GENERAL BUSINESS LAW
Martin provides counsel and assistance to clients in entity selection and formation and customary business needs. He represents local business owners in the negotiation and drafting of contracts, asset purchase and sale agreements, stock and membership interest purchase and sale agreements, operating agreements and shareholder agreements.
